Epoxy is not suitable for every slab or exposure. Moisture, direct sunlight, contamination, existing coatings and concrete movement all need to be assessed first.

Epoxy coatings can provide a clean, continuous finish for suitable concrete floors, but the outcome depends heavily on the substrate, preparation method and product system selected for the area.

Before recommending epoxy, Grant considers the floor’s condition, moisture, contamination, previous coatings, cracking, vehicle use, exposure to sunlight and whether texture is required. A well-prepared slab may be suitable for a solid-colour or decorative coating, while another surface may need repairs, further preparation or a different system altogether.

For outdoor decorative areas such as driveways, paths and patios, coloured concrete coatings or concrete resurfacing may be more appropriate than a standard epoxy finish.

Preparation and application

A careful process for suitable concrete floors

The exact specification depends on the slab and selected product, but an epoxy floor commonly involves the following stages.

Inspect the slab

Assess moisture, damage, joints, contamination, previous coatings and the intended use of the floor.

Prepare the area

Clear the floor, protect adjoining finishes and identify edges, doorways and areas requiring detail work.

Mechanically prepare

Grinding or another appropriate method may be used to remove weak material and create a suitable surface profile.

Treat defects

Selected cracks, holes and joints may require treatment, while movement joints must remain able to perform their function.

Apply the system

Primer, body coat, decorative media or topcoat are applied where specified by the selected coating system.

Allow proper cure

The floor must remain protected until it reaches the product-specific cure required for foot traffic, storage or vehicles.

Sunlight and outdoor exposure

Standard epoxy is often associated with garages and enclosed floors because ultraviolet exposure can affect the appearance of some products.

Depending on the system, direct sunlight may contribute to yellowing, chalking, fading or gloss change. Heat, moisture, weather exposure and vehicle tyres also need to be considered. For an uncovered driveway, patio or path, another coating or resurfacing system may be a better fit.

Product selection should be based on the actual location rather than using “epoxy” as a general term for every concrete coating.

Cracks, joints and slab movement

Preparation can treat visible defects, but it cannot control the slab

Cracks may be cleaned, opened or filled where appropriate before coating, but the treatment does not remove the forces that caused the concrete to move. Control joints and expansion joints also require proper consideration rather than simply being coated over without assessment.

Existing or future cracking and movement in the underlying concrete remain outside the coating contractor’s control and may transfer through or reappear in the finished surface.

Epoxy concrete coatings

Is epoxy suitable for every concrete floor?

No. Moisture, contamination, weak concrete, old coatings, cracking and the intended use all affect suitability. The floor should be inspected before a coating system is recommended.

Can epoxy be used on an outdoor driveway?

That depends on the complete product system and exposure. Some epoxy coatings are affected by ultraviolet light and may change colour or gloss. An outdoor decorative coating or resurfacing system may be more appropriate for a fully exposed driveway.

Will epoxy hide or permanently repair cracks?

Visible cracks may be treated as part of preparation, but the coating cannot control movement in the underlying slab. Existing or future cracks may transfer through or reappear.

Is an epoxy floor stain-proof or chemical-proof?

No. Resistance varies according to the product, substance, concentration, temperature, contact time and maintenance. Spills should still be cleaned promptly.

Can epoxy be applied over an existing painted floor?

Only after the existing coating and its bond are assessed. Loose, incompatible or poorly adhered material may need to be removed before another system can be considered.

How soon can vehicles return to the floor?

Cure times vary by product, temperature, humidity, coating thickness and site conditions. The floor should not receive vehicles until the specified coating system has reached the required cure.

Can an epoxy floor be slippery?

Yes. Smooth coatings can become slippery when wet, dusty, oily or otherwise contaminated. Texture or aggregate may be considered, but no floor is slip-proof in every circumstance.
